After 110 showings and 20 offers over five days, the 1,545-square-foot home sold for $1.32 million on Monday, March 15, $500,000 more than the asking price.
That tops the previous record price of $1.14 million in 2020 for a detached unit in Langley, according to the Fraser Valley Real Estate Board (FVREB).
Bahi has heard from other realtors that home sales are heating up, but nothing of this magnitude, and called it “a new sign” for Langley.

The association of more than 3,600 real estate professionals who live and work in North Delta, Surrey, White Rock, Langley, Abbotsford and Mission reported 2,815 sales on the Multiple Listing Service (MLS). February 2020 saw a 108 percent increase, surpassing the previous record of 2,387 sales in 2016.
FVREB President Chris Shields predicted it was the region’s sixth consecutive month of record sales, and March will be another good month.
In Langley, he said, about three out of every four sales are condos and townhomes, with sales in that category accounting for 140 percent.
Shields explained that fuel demand is driven by record low interest rates and a response to the pandemic.

“It’s almost free money,” he said, adding that he hears there are a number of buyers from expensive Lower Mainland communities like Vancouver who are selling and using their money to finance a move to cheaper places like Langley.
Also, because more people are working from home during the outbreak, “they don’t have to be in the city,” which has led to the movement eastward into the Valley, Shields added.
His advice to potential buyers when selling homes is to make sure they go through qualified realtors and get professional advice.
