“I think buyer intent has slowed down a bit because of the impact of the house price increase that we’ve seen over the last six to nine months,” Mr Kerr said.
The data includes suburbs where servicing a mortgage is considered cheaper than paying rent, assuming an 80 percent loan-to-value home loan ratio and an interest rate of 2.69 percent over a 30-year term.
Mr Kerr said the estates would provide great value to the city if buyers were happy with the unit housing.
The NAB survey says some home buyers in Sydney and Melbourne still need to travel out of the CBD or even regional areas to find properties within their price range.

But metropolitan areas still have options, with Melton and Melton South the best options for homebuyers.
Greater Geelong suburbs such as Corio and Norlane are also good hunting grounds for homebuyers, where buying a home is cheaper than renting.
The data showed that the capital’s house prices rose 14 per cent nationally since September last year, and were 12 per cent higher than they were in February 2020, before the pandemic hit.
“From here, we see monthly growth slowing but continuing at a steady rate, with home prices rising 18.5 percent in 2021 and 3.6 percent in 2022,” the survey said.

Geelong Median House Rent Tops Melbourne To Start 2023
Tenants in Melbourne’s suburbs are better and worse at scoring rent, with some areas of the city easier to score a good deal than others.
PropTrack’s latest rental report shows rental seekers including those in Melbourne’s inner east and south scored the biggest cash discounts on their new digs last year.
Rents in these areas fell between 5.2 and 11.1 per cent annually, with the most dramatic falls recorded in Melbourne, which is closer to the CBD.

According to the report, Melbourne was the only capital city in the country to show a decline in rental prices last year.
Rents fell 2.4 percent annually to an average of $410 a week, with the fall due to a glut of vacant housing and weak demand.
Meanwhile, rents nationwide rose 4.7 percent year over year as the number of new listings hit a decade low.
But rents in Melbourne rose 2.5 per cent in the December quarter. And Cameron Kusher, PropTrac director of economic research, predicts the national rental market will be tight.

“With the reopening of international borders, additional rental stock in urban areas is likely to be reduced in the coming months as migrants return and occupy these properties,” he said.
“Newly open borders could present further challenges as domestic and international travelers return, as owners consider shifting their rental properties from long-term leases to short-term rentals.”
Good Home Loans chief executive Scott Spencer said some Melbourne suburbs were difficult to rent even with an overview of performances in some areas.
Research commissioned by his company found 20 Victorian suburbs where it was almost impossible to find a rental. There are only a maximum of three rental listings per zip code.

To be considered vacant when SuburbTrends conducted the study last month, properties must have been advertised for rent for 21 days or more.
Suburbs where it’s almost impossible to find a rental include popular metropolitan beach areas like Rye, McCrae and Blairgowrie, as well as regional outposts like Myrtleford, Lakes Entrance and Bairnsdale.
“If you’re an investor in a suburb with only three vacant rental properties, tenants will have to compete hard for your property, giving you an opportunity to raise rents,” he said.
“Conversely, if you’re a renter, life is really tough because it’s hard to find accommodation and you know rents are going up fast.”
